PARADISE: UNDER CONSTRUCTION
Cruise lines are putting serious money into the land side of the vacation. This week, Terry Cruises follows the private islands, exclusive destinations, beach clubs and resort investments reshaping the Caribbean cruise experience — and separates what is owned, exclusive, partnered and still under construction.
THE WEEK IN 60 SECONDS
- Royal Caribbean Group agreed to make a 50% investment in Sandals and Beaches Resorts, expanding the group beyond ships and private destinations into the all-inclusive resort business.
- MSC is expanding Ocean Cay for late 2027 and plans to open nearby Sandy Cay in 2028 for MSC Cruises and Explora Journeys guests.
- Norwegian opened Great Tides Waterpark at Great Stirrup Cay on September 4, adding 19 waterslides and a nearly six-acre paid waterpark to its private-island experience.
- Carnival Corporation continues building its land portfolio around Celebration Key and RelaxAway, Half Moon Cay — two different models of exclusive destination development.

THE BIG STORIES
Royal Caribbean Makes a $3 Billion Move Ashore
Royal Caribbean Group and Sandals Resorts announced an agreement on September 23 for Royal Caribbean Group to make a 50% investment in Sandals and Beaches Resorts. The transaction expands Royal Caribbean Group into all-inclusive resorts alongside its cruise brands and private-destination portfolio.
Why we’re watching: This is not Royal Caribbean buying a new private island, and Terry Cruises will not describe it that way. It is a major land-based investment that shows how broadly cruise groups are thinking about owning more of the vacation experience beyond the ship.
MSC Is Building a Two-Island Strategy in The Bahamas
Ocean Cay is getting new dining, family and adults-only beach concepts plus an extended pier capable of accommodating a second ship, with completion targeted for late 2027. Nearby Sandy Cay is scheduled to open in 2028 as a more intimate luxury private-island retreat for MSC Cruises and Explora Journeys guests.
Why we’re watching: MSC is not simply adding another attraction to Ocean Cay. It is expanding capacity at the existing island while creating a second, differentiated private destination nearby.
AROUND THE CRUISE WORLD
Great Stirrup Cay Adds a Major Paid Attraction
Norwegian Cruise Line opened Great Tides Waterpark on September 4 at its 270-acre private island, Great Stirrup Cay. The nearly six-acre park includes 19 waterslides, an 800-plus-foot river, cliff jumps and Splash Cay for younger guests.
Carnival Is Building Destinations, Not Just Islands
Celebration Key is a purpose-built exclusive destination on Grand Bahama, while RelaxAway, Half Moon Cay is an established exclusive island destination being expanded. The distinction matters: cruise-line destination investment now includes several ownership and operating models.
Disney Shows the Two-Destination Model Is Already Here
Disney Cruise Line markets both Castaway Cay, its private-island oasis, and Lookout Cay at Lighthouse Point on Eleuthera as exclusive island retreats. Some itineraries can visit both, showing how a destination portfolio can become part of itinerary design.
Margaritaville at Sea Is the Contrast
Margaritaville at Sea is growing its fleet and sells beach-club and island excursions, but Terry Cruises found no official announcement of a cruise-line-owned private island. That is worth saying plainly: not every growing cruise line is following the same land-ownership strategy.
THE HUMAN ELEMENT
The private-destination boom is ultimately about how guests spend a day ashore. More controlled destinations can mean easier logistics and more purpose-built amenities, but they can also mean more paid upgrades. The useful question is not whether the trend is good or bad. It is what is included, what costs extra and who actually controls the destination.
Private Does Not Mean Everything Is Included
Waterparks, beach clubs, cabanas, specialty food and drinks can carry separate charges even when basic access to the destination is included in the cruise fare. Check the official destination page before sailing.
Private Island, Exclusive Destination and Beach Club Are Not the Same Thing
Ocean Cay and Great Stirrup Cay are private-island destinations. Celebration Key is a purpose-built exclusive destination on Grand Bahama. Royal Beach Club Paradise Island is a beach-club model. Terry Cruises will keep those categories separate.
ON OUR RADAR
Ocean Cay — Late 2027
Watch the extended pier, family lagoon, adults-only beach concept and added food-and-beverage facilities as MSC works toward completion.
Sandy Cay — 2028
MSC says the new private island beside Ocean Cay is due to welcome MSC Cruises and Explora Journeys guests in 2028.
Royal Caribbean + Sandals — Expected 2027 Closing
The companies say the 50% Sandals/Beaches transaction is expected to close in early 2027, subject to customary conditions and approvals.
The Next Land Announcement
The industry pattern is now clear enough to watch: more capacity, more exclusive destinations and more ways for cruise companies to extend the vacation ashore. Terry Cruises will track confirmed projects as they are announced.
We’ll update these when the facts catch up with the rumors.
